Building Design and Permit Plans in Huntington Beach
Huntington Beach permits are issued by Building and held by Public Works. Zoning section 230.84 ties public improvements to the size of the project, and the hold stays on the permit until Public Works signs off, whether or not grading review was ever required. Our Huntington Beach work is nine residential projects on record: a second-story addition, ADUs, additions and a run of remodels.
Our Work in Huntington Beach
A second-story addition has its permit issued in January 2026, and Public Works kept a pre-framing improvement hold under section 230.84 even after the grading requirement was removed; we challenged the trigger, coordinated the approval, and proposed limited concrete repairs under encroachment review, with the hold still open in October 2026. An ADU correction in 2025 required Municipal Code 17.05 and zoning section 230.84 on the code list and rated-wall details. Remodels have gone through cleanly: a permit issued October 2025 with a supplemental approved in August 2026 for window and site changes; a closet converted to a bathroom permitted July 15, 2024; a 2024 remodel where the City asked for a clarified structural detail and the engineer’s supplemental was approved for use in the field.
How review works in Huntington Beach
Planning and Zoning and Building review the project; Public Works separately reviews frontage improvements, grading and encroachment permits, and the next sign-off on the permit can stay held until Public Works is done.
