Where We Work

Design 1 Studio prepares permit plans for ADUs, additions, second stories, remodels and custom homes across Los Angeles County and Orange County, working from Pasadena and Monrovia. Every city sets its own zoning rules, applies state ADU law in its own way and runs its own plan check, so the same project can follow a different path one city over.

Orange County

We work across Orange County from Pasadena and Monrovia, with projects on record in Anaheim, Santa Ana, Fullerton, Huntington Beach, Costa Mesa, Orange, La Habra, Dana Point, Newport Beach and Yorba Linda. The cities differ in what they hold a permit for: Anaheim’s sewer-capacity clearance, Huntington Beach’s public-improvement holds, Costa Mesa’s separate sanitary district and water reviews.
