Who We Work With

A permit set has more than one name on it. Our drawings carry the structural engineer’s calculations, the surveyor’s topography and the geotechnical engineer’s soils report, and once the permit issues a contractor builds from them. These are the firms we work with most, named so you know who is behind the set before you sign. We coordinate the drawings and the submittal; the stamps and the licenses are theirs. None of them pays to be listed here, and we take no referral fee from any of them.

SAA Structural Engineering, Calabasas. Nick Sivushenka, licensed civil engineer. SAA has engineered more than 100 of our project sites since 2020: additions and ADUs in Sierra Madre, garage conversions, hillside foundations and retaining walls across Los Angeles County. On a Design 1 Studio set, SAA produces the structural drawings and calculations, answers the structural corrections in plan check, and takes the contractor’s questions once framing starts.

Calland Engineering, Brea. Land surveying, civil engineering and geotechnical investigations under Jack C. Lee, geotechnical engineer. Calland has surveyed and engineered sites for us since 2023: a house addition and ADU in Sierra Madre, grading and drainage plans, soils investigations for new foundations. When a project needs a topographic survey, a grading and drainage plan or a soils report, this is usually who produces it.

LK Geotechnical Engineering, Los Angeles. Mark Kruger, certified engineering geologist, and Sean Lin, geotechnical engineer. LK has produced the soils and geology reports on our hillside and fire-rebuild work since 2022: an ADU in Topanga, a remodel with an ADU in Los Angeles, a fire rebuild with a retaining wall in Altadena. Their reports set the foundation recommendations the structural engineer designs to, and they observe the grading and compaction in the field.

Cook Quality Construction, Orange County. General contractor, CSLB license 1039762. Kevin Cook has built from our plans since 2024: an attached ADU in Santa Ana and a patio enclosure turned into an addition in Anaheim. He sends us the field questions and the revisions, which is how a set gets built the way it was drawn.

Trianon Builders, Los Angeles. General contractor, CSLB license 1049589. Trianon has built ADUs and multi-unit renovations from our plans since 2023: ADUs in Inglewood and a four-unit renovation in Los Angeles.

Bring them. We have coordinated with dozens of engineers, surveyors and contractors across Los Angeles County and Orange County, and a good set works with any licensed team. If your contractor or engineer is already on board, we design to their comments from the first sketch.
